Escape the hustle and embrace a peaceful, sustainable lifestyle with this unique rural property, ideally positioned just 10 minutes from Ballan Train Station, 20 minutes to Ballarat, and approximately 1 hour to Melbourne. With easy access to the Western Highway just 3 minutes away, convenience meets country living.

Set on approximately 20 acres, this thoughtfully designed, solar-passive home offers comfort, efficiency, and space for the whole family. The residence features four generous bedrooms, a large family bathroom, and a light-filled open plan living and dining area, complemented by a rustic kitchen with 900mm gas cooking and dishwasher.

Positioned to capture natural light, the home faces north and includes a wraparound veranda on two sides-ideal for relaxing while taking in tranquil bushland views. Energy-efficient features include R3.0 insulation to walls and ceilings, underfloor insulation, and timber-framed double-glazed windows throughout.

Designed for low-cost, sustainable living, this fully off-grid property includes a 6kW solar power system with deep cycle batteries (updated in 2023) and a 10kW inverter, approximately 55,000 litres of tank water, solar hot water with electric booster plus gas instant backup, an onsite wastewater treatment system, NBN internet, wood fire heating, gas instant heater, and a reverse cycle split system for year-round comfort.

Outdoors, the land is a standout. Approximately 16 acres of quality pasture offer excellent potential for horses or livestock, while 4 acres of natural bush provide privacy and a serene backdrop. A large spring-fed dam (approximately 3 megalitres) would readily support the established orchard, with scope to install irrigation if desired. There is 4m by 6m storage shed plus shipping container which houses the solar panels and diesel generator.

Set well back from the road, this is an ideal lifestyle property or tree-change opportunity-offering space, sustainability, and peaceful rural living with excellent accessibility.
