Escape to the peace and privacy of the countryside with this appealing lifestyle property, set amongst stunning rural surrounds in the tightly held Yendon / Dunnstown locale. Offering picturesque views towards Mount Buninyong, the property spans approximately 16.7 acres and is zoned Rural Living.

Ideally positioned within a 20-minute drive of Ballarat, the property offers the tranquillity of a country lifestyle while remaining within easy reach of the city, with convenient connections through to Melbourne.

The property has been enjoyed by the current owners as a private country weekender, providing a simple and peaceful escape from the everyday. The existing two-bedroom cottage features a combined bathroom and laundry, gas heating and plenty of scope for improvement. While the home is perfectly liveable, it is primed for the next owners to add their own touch and bring it up to modern-day comfort and luxury, creating a space tailored to their needs.

The property has also been set up for off-grid weekend use, with solar electricity and tank water. While providing the foundations for self-sufficient living, the existing infrastructure would require further investment and upgrading to support comfortable, permanent full-time living.

Externally, the property includes a slabbed garden shed, while an incredible collection of approximately 10,000 daffodil bulbs, featuring a wide range of varieties including both single and double blooms, creates a spectacular display each season.

The current owners have lovingly planted virtually all of the trees across the property over the years, creating a peaceful, established setting that feels truly special.

A unique opportunity to secure an affordable rural escape with space, privacy, established surrounds and endless potential to renovate, upgrade and create your ideal country retreat.
