Some properties offer a home. This one offers a change of pace, a garden full of homegrown produce and the sort of night sky that makes you forget your phone exists. Set on approximately 49 acres, just 10 minutes from Daylesford and around 17 minutes from Castlemaine, this is country living with equal parts practical, picturesque and quietly unforgettable.

The setting is something special. Mature Manchurian pear trees frame the pathways and cast dappled shade across the house, deck and courtyard, while the surrounding landscape unfolds in old gum trees, rolling hills and wide views. It feels peaceful without trying too hard - the kind of place where a cup of tea turns into an hour outdoors.

Inside, the home has warmth, texture and a lovely sense of ease. Northern sunlight moves beautifully through the rooms, honey toned timber floors and handcrafted woodwork adds character and the open plan kitchen and living area brings everyone together without feeling forced. It is a home made for long lunches, muddy boots, good conversations and the occasional overly ambitious preserving project.

The mezzanine main bedroom sits above it all like a private hideaway, complete with a walk in robe, retreat and a leafy outlook across the property. Downstairs, the second bedroom is generous with a bay window that feels made for books, blankets and slow starts.

The bathroom includes a bath, shower and eco-friendly composting toilet - practical, thoughtful and entirely in step with the property's wider approach to living well on the land.

A new split system and wood fire keep things sorted through every season, while the combined laundry and mudroom connect directly to the carport and make country life feel easy.

Then there is the studio - tucked a short stroll from the house and quietly excellent in every way. With a large light filled bedroom, bay window, bathroom and study, it is ideal for some extra income, guests, working from home, creative pursuits or those family members who are best enjoyed with a little healthy distance.

Outside, the property really comes into its own. Extensive gardens, a large poly tunnel and water storage create the foundations for a more self sufficient lifestyle, whether you are growing your own produce, flower farm or keeping things simple. There is room here to expand, experiment and enjoy the satisfaction of a place that gives back.

The history of the land adds another layer entirely. Remnants of an 1880s Welsh homestead and dairy remain, along with sections of old Cornish miners' stone walls - beautiful reminders that this has long been a place of meaning.

There are practical features in all the right places too, including a serious insulated shed for those who tinker, undercover carport for 2 cars, a garden shed, farm equipment storage, multiple water tanks totalling approximately 195,000 litres, a water well, established irrigation systems and plenty of open land for horses, cattle, alpacas or local wallaby.
