A rare opportunity to create something truly exceptional in one of Alphington’s most tightly held and coveted riverside pockets, this remarkable 500m² (approx.) north-facing allotment presents the perfect canvas for your dream home. Privately positioned along prestigious, tree-lined Lucerne Crescent, the site enjoys an enviable outlook across the neighbouring La Trobe Golf Course, with tranquil fairway views creating an idyllic backdrop for a future residence. With plans and permits already in place for a stunning new three/four-bedroom, two-bathroom home (with town planning approval noting a four-bedroom or rumpus room option), much of the groundwork has already been done — allowing you to bring the existing vision to life or create your own architectural masterpiece from the ground up (STCA). With a generous 180m² building envelope, the possibilities are exciting, offering the space to design a substantial family residence that takes full advantage of the coveted northern orientation, leafy surrounds and captivating golf course outlook. Here, lifestyle and location come together effortlessly. Step outside to enjoy the surrounding parklands, nature trails, Darebin Creek and the Yarra River, or spend a leisurely afternoon at the neighbouring La Trobe Golf Club. Local cafés, restaurants and Alphington’s popular farmers market are close by, while Fairfield Village, excellent schools and kindergartens are all within easy reach. Alphington Primary and Alphington Grammar, offering Prep to Year 12, are also nearby. Excellent transport options and easy freeway access ensure everyday convenience is never compromised, with the CBD just 8km away. You’re also close to the local schools and Ivanhoe shopping strip. Lucerne Crescent is renowned for its beautiful streetscape, distinguished residences and peaceful riverside setting — a location where opportunities to secure a substantial parcel of land are exceptionally rare. Whether you choose to embrace the approved plans or bring your own architectural vision to life, this is an extraordinary chance to build a home of distinction in a location that offers the very best of Alphington living.
