Bass is a rural eclectic hamlet situated where the Bass Highway crosses the Bass River.
Named after the explorer, George Bass it is a place of historical importance and has had a General Store since the late 1800's. Sadly, the store built in the 1970's on this existing property, has closed.

Situated on a generous 4047sqm (1 Acre) parcel of land across two separate titles, this property, zoned 'mixed-use', offers endless possibilities for developers and investors alike.

Clear the existing structures, including a house, shop and various outbuildings, to make way for your developer's expert proposals or use the whole acre to create a stunning rural property with room for a boat, caravan and multiple car spaces along with a business office close to home.

Using both blocks, imagine building two architecturally designed homes with expansive back gardens, perfect for a growing family.
Alternatively take advantage of the flexible zoning to establish additional businesses, such as a café, home-based enterprise, or even a revitalized General Store serving the local community with essential items like ice, gas bottle swaps and potentially a Post Office service.

Located conveniently near the Vline bus stop, this property provides easy access to Wonthaggi, Inverloch, Cowes, and Melbourne's Southern Cross Station. It's also close to the picturesque Bass River, Bass Hall and Community Centre and a new block of PO boxes. The nearby riverside reserve and playground offer a tranquil setting for family outings and leisurely walks.

School buses are available connecting children to Bass Primary School and Wonthaggi Secondary College.

With its proximity to the vibrant recreational reserve, home to local football, cricket, netball teams, the occasional fundraising event and just 4 kilometres from the Woolamai Racecourse, this property is an ideal spot for those who appreciate the value of a close and supportive community.

Only 10 minutes from San Remo at the gateway to all the attractions on Phillip Island and 25 minutes to the famous GP Circuit, this peaceful and friendly hamlet is an appealing destination for those seeking a blend of rural living and modern convenience.

Whether you envision building your dream home, establishing a thriving business, or simply enjoying the serene lifestyle of Bass, this property offers unlimited potential.
