64 Mill Road, Barfold - 40 acres of native bushland near Kyneton

The forest envelops you before you arrive. Beyond the tree-lined approach, a handcrafted stone home sits in an elevated position, looking out across its own woodland. Private and filled with natural light, it offers a place to settle into a different rhythm, with room for work, quiet days and the pleasure of living close to nature.

Across 40 acres, there is always something to discover: orchids emerging through the understorey, the changing colour of wattles, birds moving through the canopy. Adjoining Emberton Bushland Reserve, this is a home within a living landscape, with an opportunity for its next owners to continue caring for its future.

A home grounded in its surroundings

Built with stone quarried on the property and timber fittings milled from its trees, the house has a close connection to the land around it. Its classic design combines flowing living spaces with large north-facing windows, sandstone feature walls and a passive solar orientation. Substantial thermal mass helps moderate temperatures through the seasons.

Three bedrooms, each with built-in robes, provide flexibility for sleeping, guests or a study. The country kitchen centres on a wood-fired Rayburn range and opens to a generous living area with an open fireplace. Sliding doors from the dining and lounge spaces lead onto the wrap-around verandah, extending daily life outdoors.

There is room here to share a meal, find a quiet corner or simply watch the light change through the trees.

Space for work and a different pace of life

For those considering a new balance between work and leisure, the property has already supported that way of living. The current owners worked remotely from the home during COVID, combining their working days with life in the bush.

Kyneton railway station is approximately 22 kilometres away, while the town's shops, cafés and restaurants provide an easy connection to services and social life. The privacy comes with the option to stay connected.

Established for independent living

Off-grid solar power, battery storage and a backup generator supply electricity. A large stone-built hearth fireplace with engineered airflow, the Rayburn range and Daikin split-system air conditioning provide heating and cooling, with solar hot water supplemented by the Rayburn. The current owners harvest firewood from the domestic envelope around the house.

Extensive rainwater storage, three dams and an established garden irrigation system support life on the property. A workshop, double lock-up garage and separate carport provide space for practical projects, equipment and vehicles.

A woodland future worth protecting

The remnant woodland includes red, yellow and grey box and long-leaved box, with native orchids and wattles beneath. Kangaroos, wallabies, echidnas and eastern long-necked turtles are among the wildlife found here, alongside a rich variety of birds. Its boundary with Emberton Bushland Reserve places the property within a wider bushland setting.

Connecting Country's nest-box surveys have recorded brush-tailed phascogales and sugar gliders here. For those who value native bushland, the property offers the satisfaction of caring for the woodland and wildlife that make this place distinctive, continuing a commitment to its future.

A comfortable home for the present, and a meaningful part in conserving what comes next.
