Framed by a wraparound verandah with classic tessellated tiles, this beautifully evolved Victorian home c1865 with equine appeal blends timeless character with a flexible family layout across a breathtaking 16-acre setting. A series of elegant and relaxed living spaces unfold from the formal lounge room with a woodfire, built-in seats and bookshelves, through to a refined dining room and an expansive open-plan family room and meals zone where skylights, French doors and mountain views create a natural connection to the outdoors.

At its heart, the gourmet kitchen balances warmth and function with quality Miele appliances, a timber island bench, stone benchtops, and generous storage. Accommodation is thoughtfully arranged, including a privately zoned upstairs master retreat with a study, balcony, dressing room and a modern ensuite, alongside additional bedrooms, bathrooms, and a separate zone featuring a home office, a huge rumpus room, and a bedroom/living area with an ensuite and private terrace.

Outdoors, the lifestyle is exceptional, with a north-facing rear verandah overlooking the heated pool and the sweeping Great Dividing Ranges beyond. An attractive self-contained one-bedroom cottage adds further flexibility, complemented by a floodlit tennis court, 6 horse stables, 6 horse yards, 9 larger paddocks, a trotting track, riding arena, 2 machinery sheds, mains gas, and beautifully established gardens.

A unique highlight is the original mudstone well, now a character-filled wine cellar accessed via a secret door in the home, adding another layer of charm to this remarkable country estate. Finishing touches include hardwood floors, double-glazed windows, zoned air conditioning, powder rooms, an inground trampoline, solar electricity, water tanks, and a triple garage with attic storage.

In a quiet location, the home is near Laurimar Town Centre and Yan Yean Reservoir, Laurimar Primary School and Hazel Glen College, with proximity to Ivanhoe Grammar, Plenty Valley Christian College, Mernda Train Station, Plenty Gorge Park and Westfield Plenty Valley.
