Properties like this don't come up often. 66 Spring Gully Road is a comfortable Georgian-style two-storey, 4-bedroom family home with a difference. It comes with a professionally fitted float therapy and contrast therapy centre built into the property, with years of research and care behind it.

This means you get your own wellness centre to use as part of your private health management strategy or provide a service offering to others keen to enjoy the benefits of the therapy options available.

THE HOME:

Upstairs, you'll find 4-bedrooms, the family bathroom and a separate toilet. The carpeted master suite offers a full ensuite and walk-in robe, while the remaining bedrooms feature vinyl plank flooring and built-in robes.

Downstairs, the front living room currently serves as a client waiting area, with an adjacent space that would suit formal dining in a traditional setting – or a transition area that flows through to the covered alfresco that caters to the infrared sauna, ice bath and a sitting area.

To the left of the entry, a separate study is currently used as a therapy room.

Set apart from the front living space is the updated kitchen, featuring a gas cooktop, electric oven and dishwasher, and positioned beside the spacious dining area. The generously proportioned carpeted family room overlooks the large alfresco space making it ideal for relaxed entertaining.

The updated laundry offers storage and leads to a separate toilet.

Comfort is covered with ducted gas heating and split systems throughout, while durable vinyl plank flooring runs through the remainder of the home, with carpet reserved for the master suite and family room.

Outside, a large 6 x 5.3m shed with vehicle access provides plenty of room for storage, a workshop or the toys.

Whether you continue running a wellness service offering from home, start your own practice, or return the spaces to everyday family living, this property offers genuine flexibility in popular Spring Gully.

THE FLOAT SUITES:

What was once a workshop/hobby space is now a professionally fitted out Float Therapy Wing with two float therapy suites, a bathroom and a cleaners' closet with utility sink. These suites have been designed to be completely quiet, completely dark and built to handle a very high-salt environment. They comprise:

• A noise-isolating platform under a second poured slab, which falls gently towards the shower drains
• Separate wall frames, plus soundproofing insulation in the walls and ceiling
• Exhaust fans on anti-vibration mounts, and through-ceiling ventilation that brings in fresh air and removes moisture
• Non-slip vinyl that curves up the walls; full-height vinyl wall linings; and a two-part epoxy ceiling
• Ceiling-mounted shower heads, safety grab handles and a Nobo wall heater in each suite
• An external control unit for lights, fans and tanks, so salty hands never touch a switch
• A nearby bathroom and a cleaner's closet with a utility sink and filtered water for topping up the tanks
• Solid, sound-proofed internal doors to the Float Therapy Suites
