In the heart of historic Barfold, where rolling hills meet endless horizons and ancient gums stand as silent witnesses to generations past, an extraordinary rural holding awaits.
Encompassing approximately 226 acres (approx.) across two titles, this remarkable property captures the very essence of the Australian countryside - a place of beauty, productivity and profound connection to the land.
The landscape unfolds in spectacular fashion; sweeping valleys, undulating pastures and majestic old gum trees frame breath-taking 360-degree views that stretch from Mount Macedon and the Macedon Ranges to Mount Alexander and beyond. Every sunrise paints a new masterpiece across the horizon, while every sunset offers a reminder of the privilege of owning a property of such rare natural beauty.
Whether you envision creating an exceptional country estate, a weekend retreat or a working rural enterprise, the possibilities here are as expansive as the views themselves. Numerous elevated homesites (STCA) provide the perfect canvas to build your dream residence, positioned to take full advantage of the stunning panoramas and complete privacy.
Beyond its undeniable lifestyle appeal lies an exciting and established business opportunity. The property's thriving truffiere features approximately 500 French Oak trees, now reaching eight to nine years of age and entering an increasingly productive phase. Producing highly sought-after French Black Truffles, this boutique gourmet enterprise offers the chance to participate in one of Australia's most prestigious agricultural industries, with production anticipated to strengthen as the trees continue to mature.
Complementing the truffle operation is quality grazing land well suited to livestock, mixed farming or a variety of agricultural pursuits. Four strategically positioned dams provide abundant water security for livestock, irrigation and general farm operations, supporting both productivity and long-term sustainability.
The current infrastructure includes cattle yards and a loading ramp, along with a fitted-out shearing shed that lends itself perfectly to many uses or just recline on the front verandah and soak up the views. An off-grid 5kW solar power system further enhances the property's self-sufficient appeal.
While offering complete tranquillity and seclusion, convenience remains close at hand. Kyneton is just 15 minutes away, providing excellent retail, dining, many services and facilities, and a V/Line train service connecting easily to Melbourne and Bendigo. For those who enjoy outdoor recreation, Lake Eppalock is only 30 minutes from the property, offering boating, fishing and water sports.
This is far more than a rural property. It is a rare opportunity to secure a significant landholding in one of Central Victoria's most picturesque landscapes, where lifestyle, investment potential and natural beauty come together in perfect harmony.
A place to build a legacy, embrace a remarkable country lifestyle and cultivate a rewarding agricultural future.
