** FROM $1.35M for 7 McMaster Street, Victoria Park
** FROM $1.65M for 9 McMaster Street, Victoria Park

Proudly Presented by Edward Lim | Ray White ELG

Strategically positioned within the Albany Highway Precinct Structure Plan (AHPSP) VP3 area, the property is identified for a potential R-AC0 (VP3) development, with a base plot ratio of 2.0:1 and 5-storey base height, together with potential for bonus plot ratio of up to 3.0:1 and height of up to 8 storeys (subject to council approval).

For developers and investors, this provides a compelling opportunity to explore substantially greater development intensity than the existing residential use, particularly when considering the potential of the adjoining properties together.

Two Titles. 1,483m2. Endless Possibilities. Rarely does an opportunity like this come along in the heart of Victoria Park.

7 & 9 McMaster Street comprise two separate titles, two existing homes and a combined 1,483m2 landholding, with both properties currently zoned R60.

They are offered for sale together or individually.

Sold on an as-is basis, this is an opportunity for developers, investors, renovators and owner-occupiers to decide what the next chapter looks like.

7 MCMASTER STREET

Set on a generous 714m2 block, this largely original brick and tile home offers two bedrooms, a sleepout, separate toilet and laundry.

While the home itself offers plenty of scope, it's the land that really stands out. Presently zoned R60 and offering the potential for city views from a future double-storey or apartment development, this is an exciting opportunity for those looking to redevelop or secure a well-positioned holding.

Subject to approvals, there is potential for medium-density development including villas, townhouses or apartments, with the zoning typically allowing up to three storeys (approximately 11.5m). A potential four-lot subdivision may also be worth exploring.

9 MCMASTER STREET

Sitting on an impressive 769m2 R60 zoned block, this largely original three bedroom, one bathroom home offers plenty of options for its next owner.

Downstairs, the converted under croft has been set up as a self-contained studio, complete with its own living area, kitchen/laundry, bathroom and bedroom.

Whether you choose to renovate and make it your own, occupy, hold for the future or explore the development potential, there's plenty to work with here.

The elevated position also offers the potential for city views from a future double storey or apartment development. Subject to approvals, the R60 zoning provides potential for medium-density development including villas, townhouses or apartments, with typical allowances of up to three storeys (approximately 11.5m) and a potential four lot subdivision.

THE BIGGER PICTURE

Purchase either property individually or secure both and take advantage of the full 1,483m2 combined holding.

With current R60 zoning and potential R-AC0 (VP3) development, substantial land, there is plenty here for developers to investigate, while investors and owner-occupiers will appreciate the flexibility and location. Any development or subdivision remains subject to the relevant approvals.

AND THEN THERE'S VICTORIA PARK...

Enjoy the cafes, restaurants, bars, shops and everyday conveniences of the Albany Highway strip, with the Perth CBD, Crown Perth, Optus Stadium, Swan River, schools, parklands and transport links all close by.

It's a location where lifestyle and convenience genuinely come together.
