703-735 Greigs Road, Fieldstone, is a premier landholding of approximately 42.16 hectares (104 acres) within Melbourne's rapidly expanding western growth corridor. This substantial parcel offers a significant 297-metre frontage to Greigs Road and is strategically positioned within the Urban Growth Zone (UGZ). As a cornerstone of the Rockbank South Precinct Structure Plan (PSP), the property has gained further prominence by being highlighted in the Victorian Government's "Plan for Melbourne's Greenfields" under the Horizon 2 CPA Greenfields plan. This designation places the land on a clear trajectory for planning commencement between 2025/26 and 2028/29, making it a critical asset for developers looking to capitalise on the next major wave of urban expansion.

The property is situated just 28 kilometres from the Melbourne CBD and benefits from exceptional connectivity, surrounded by a network of established and emerging communities. It is immediately adjacent to the Rockbank PSP and within close proximity to several key development areas, including the Rockbank North, Toolern, and Paynes Road PSPs to the west. To the east are the Mt Atkinson and Tarneit Plains employment and residential hubs, while the Melton East and Kororoit PSPs further strengthen the regional infrastructure network. This synergy with surrounding precincts ensures the site is perfectly positioned to leverage future arterial road upgrades and the ongoing expansion of the Rockbank and Cobblebank rail corridors.

Future development must balance high-density residential capacity with the protection of significant biodiversity values within the Western Growth Corridor Plan and Rockbank South PSP guidelines.
