Directly opposite and overlooking magnificent Royal Park stands the ornate façade of ‘Sassafras’, an impressive Victorian balcony terrace opening to an extra-large, north-facing rear garden with the bonus of dual ROW access via two separate laneways. Set well back on a service road behind leafy garden and a lace-fringed veranda, this substantial 4 bedroom residence features a flexible 2-storey interior where elegant period refinement and modern enhancement create character-rich comfort ideal for today backed by a surprisingly spacious and sun-filled garden with secure off-street parking. Freshly painted throughout and launched by a grand arched hallway, the extensive layout starts with a beautiful sitting room and a big dining or bedroom with lavish heritage ceilings and gas fireplaces that both offer incredible versatility complemented by a central bath/powder room and laundry area. Family accommodation is located upstairs where a huge bedroom (gas FP) opens to a park-view balcony, while further are 3 additional bedrooms, one of which could be used as a study, accompanied by a stylish renovated bathroom with an oversized shower and a heated towel rail. Fitted cupboard storage lines the ground-floor hallway that extends to a recently-updated kitchen featuring new stainless-steel appliances plus an ASKO dishwasher, before a double-glazed living and meals room bathing in sunshine looks upon expansive backyard greenery. An elevated timber deck draped in wisteria is an idyllic space to relax and entertain looking north to the rambling rear sanctuary’s established roses, vegetable beds and lawn flanked by lane access on both sides including a roller door for parking. Also includes gas space heating, security alarm, reveal rainwater tank and automatic watering system. Opposite 170-hectares of mature gums, playing fields, golf course and extensive parkland stretching towards the city, ‘Sassafras’ is a remarkable property on the Parkville border that presents further potential to improve if desired in the Princes Hill Primary School zone near the University of Melbourne, Princes Park, Sydney Road cafes, Barkly Square shopping, trams and Jewell train station.
