For those who value privacy, scale and natural beauty, this remarkable 61-acre (approx. 247,600sqm) holding delivers a rare opportunity to create a truly exceptional country retreat.

Set within Victoria's tightly held Spa Country, just minutes from Glenlyon and Daylesford, the property offers a captivating blend of rolling pasture, rich red volcanic soil and established native bushland-an increasingly scarce combination in such a sought-after location.

At its heart lies your own private forest, where walking trails weave through towering Messmate, Peppermint and Manna Gums. This serene landscape provides a sanctuary for native wildlife and an ever-changing backdrop of birds, flora and flowing waterways-offering a lifestyle defined by peace, space and connection to nature.

The land is thoughtfully laid out for both lifestyle and agricultural pursuits, with six substantial, fully fenced paddocks-cleared and ready for livestock, whether alpacas, Highland cattle or boutique farming ventures. A rustic bush shelter adds a sense of charm and escape, ideal for quiet afternoons or weekend picnics immersed in nature.

Two dams enhance the property's functionality and visual appeal, with the larger dam positioned on the Glenlyon side-approximately four times the size of the southern dam on the Wheatsheaf side. Three-phase power is available at the Lightwood Drive boundary, providing a strong foundation for future development.

Zoned Farming and meeting Hepburn Shire Council's minimum land size requirement (50 acres) for a dwelling (STCA), the property presents a compelling opportunity to design and build a bespoke residence of scale. A previous planning permit was granted, though it has since lapsed.

Positioned directly opposite the Wombat State Forest-soon to be designated a National Park-the setting ensures enduring privacy, natural beauty and long-term appeal.

Despite its secluded feel, the property remains highly accessible - just 5 minutes from the Glenlyon village, approximately 10 minutes to Daylesford's celebrated cafés, restaurants and wellness destinations, 35 minutes to Ballarat, and only just over an hour from Melbourne.

Opportunities of this calibre are increasingly rare-offering discerning buyers the chance to secure a significant landholding in one of regional Victoria's most prestigious lifestyle destinations.
