Approved 92-Place Childcare Centre | Residential Development Potential | Mixed-Use Opportunities

An exceptionally rare opportunity to secure a substantial *1,442m² cleared development site in a tightly held and highly sought-after Eltham location.

Positioned within the Mixed Use Zone (MUZ), this significant parcel presents an exciting range of development possibilities, providing the flexibility to pursue an approved 92-place childcare centre, residential development, commercial and residential integration, or an alternative development concept, subject to the relevant planning approvals.

For astute developers and investors, the appeal lies in the choice of strategy.

AN APPROVED CHILDCARE OPPORTUNITY

The site already benefits from an approval for a 92-place childcare centre, providing an immediate pathway for an experienced childcare operator or developer.
Potential strategies include:
• Constructing and operating the centre
• Developing the facility for lease to an established childcare provider
• Partnering with an experienced childcare operator
• Developing and selling the completed asset
• Selling the approved development opportunity to a specialist childcare developer
The approved use provides a compelling foundation for an investor seeking an income-producing asset, while the site's broader development potential creates an additional layer of flexibility.

RESIDENTIAL DEVELOPMENT POTENTIAL (STCA)

Alternatively, the substantial landholding provides an opportunity to explore a sophisticated residential development, subject to planning approval.
A contemporary townhouse project could potentially incorporate a mix of two, three and four-bedroom residences, designed around modern architectural principles and low-maintenance living.
Potential inclusions could comprise:
• Two and three-storey architectural residences
• Secure private garages
• Landscaped courtyards and outdoor areas
• Generous living spaces
• High-quality finishes
• Energy-efficient design
• Strong indoor-outdoor connectivity
Such a development could appeal to both owner-occupiers seeking quality new homes in Eltham and investors seeking well-positioned residential assets.

APARTMENT OR UNIT DEVELOPMENT (STCA)

The site's scale and Mixed Use zoning also provide an opportunity to investigate an alternative apartment or unit development, subject to planning approval.
A carefully considered scheme could potentially offer a combination of one, two and three-bedroom residences incorporating:
• Contemporary architectural design
• Generous natural light
• Private balconies or terraces
• Secure resident parking
• Bicycle storage
• Landscaped communal areas
• Efficient, low-maintenance floorplans

THE FLEXIBILITY TO THINK DIFFERENTLY

Perhaps the greatest appeal of this property is that you are not limited to one development outcome.

A creative developer could investigate a combination of commercial and residential uses, potentially creating a mixed-use project that takes advantage of the site's zoning, scale and prominent position (STCA).

With approximately 1,442m of land, an existing childcare approval and the ability to investigate alternative development concepts, the site offers the rare combination of scale, flexibility and optionality that is increasingly difficult to secure in established Eltham.

Opportunities of this calibre and size are rarely offered to the market.

For the astute buyer, this is more than simply the acquisition of land it is the acquisition of choice.

Whether your strategy is to build and hold, develop and sell, secure a long-term commercial tenant, pursue residential development, or create a sophisticated mixed-use project, the possibilities warrant serious consideration.

For developers with vision, this substantial Eltham landholding represents an opportunity to think bigger, create value and shape the future use of a genuinely significant parcel of land.
The land is here.

The approvals are in place. The options are yours.

Your time has come.
