With your own resort to relax in, and the Yarra Valley on your doorstep, there are few reasons to travel far on your next holiday, once you have made this your home.

Quality small acreage properties, with great shedding, large open areas and on made roads are not that easy to come by. Add a well-loved family abode, with a fabulous indoor/outdoor lifestyle on offer and this home is certainly worth a look.

With 4.27 acres on offer, mostly cleared, a spring feed dam in the top corner, fenced veggie plot, chicken house, stable and woodshed, plus a large 12 x7m garage approx, the infrastructure on offer here all adds to the value. A lovely place to sit by a campfire and admire the clear Yarra Valley skies.

Twenty solar panels on the shed, solar heating for the pool and a total of 48,000 litres of water storage help keep costs down. The poolside area is a living space on its own with deep verandas and lounging areas. Inside, the dining and lounge room open up to this space, a great Trans seasonal area. A neat kitchen looks over the garden, and has a study adjacent, as well as the laundry towards the rear. Access to the garden and double carport is via the kitchen, handy for shopping!

Down the hall are three good sized bedrooms served by a generous family bathroom. Solar panels help alleviate the electricity costs, while tank water serves the home. Space plenty for a pony or two, a couple of sheep or a super sweet highland cow... Use it as your base to explore the Yarra Valley in every season.

The choice is yours, renovate, extend or just relax and enjoy the idyllic lifestyle on offer. Not too big and not too small, just right...
