Set on an expansive 4,043sqm approx. allotment in the highly sought-after Barkers Creek locale, 8768 Midland Highway presents an outstanding opportunity to embrace a peaceful country lifestyle just minutes from the heart of Castlemaine. Offering a charming three-bedroom, two-bathroom residence, established grounds, multiple shedding options and plenty of space to enjoy, this property combines character, practicality, future potential and a unique connection to Australian history.

Adding further appeal, the property is currently operating as an established Airbnb business, achieving approximately $45,000 in annual turnover (with the infrastructure and potential to earn more). This provides an attractive option for investors, lifestyle buyers or those seeking a regional retreat with an existing short-stay accommodation income stream already in place.

Privately positioned behind established gardens and framed by wide-open surrounds, the home offers a warm and welcoming atmosphere with generous proportions throughout. High ceilings, large windows and comfortable living spaces create a light-filled environment, while the flexible floorplan provides excellent functionality for downsizers, hobby farmers, investors or those seeking a country retreat.

The central living and dining area forms the heart of the home, complemented by split-system heating and cooling for year-round comfort. The kitchen offers ample storage and bench space, an electric cooktop and adjoining breakfast area, while the home comprises three well-sized bedrooms, including a spacious primary suite complete with its own ensuite. A renovated central bathroom services the remainder of the home.

Adding to the property's appeal is its fascinating place in Australian history. The home is recognised as one of the childhood homes of Albert Facey, author of the beloved Australian classic 'A Fortunate Life', providing a rare connection to one of the nation's most enduring literary figures.

Outside, the substantial allotment provides plenty of room for gardens, pets, recreation or future enhancements, while multiple sheds and outbuildings offer excellent storage and workshop space. A fixed wireless NBN connection ensures reliable internet access while maintaining the benefits of country living.

Steeped in Goldfields history, Barkers Creek was the first place gold was discovered in the Mount Alexander Shire and today offers a peaceful lifestyle with easy access to the Harcourt Bushland Reserve, Castlemaine's thriving café and arts scene, schools, transport links and everyday amenities.

Offering rural tranquillity, historical significance, an existing short-stay income stream and exceptional convenience, this is a rare lifestyle and investment opportunity in one of the region's most tightly held locations.
