Holding an extraordinary place in Australia’s music history, the current Mushroom Group headquarters presents a landmark Albert Park holding with peerless potential across a 525sqm approx freehold corner site. Freestanding in solid brick with three street frontages, approximately 1,089sqm of building area and three secure vehicle access points, the three-level property offers scope for a substantial private residence or boutique development, subject to council approval or to continue in its current usage as a commercial operation.
Its industrial origins remain evident from the moment of arrival, while extensive frontage draws natural light deep into the building and creates a compelling foundation for architectural transformation. Expansive open-plan areas across the principal levels lend themselves to major living, dining and entertaining spaces, with the existing layout allowing enormous freedom to reinterpret the interiors around the building’s warehouse proportions. A future kitchen could form the social focus, extending into large entertaining zones before moving upward to a potential third-level addition and rooftop terrace, where breathtaking city skyline views create the prospect of an exceptional outdoor entertaining destination high above Albert Park.
Multiple rooms and a bathroom accommodation provides an influential starting point for residential conversion, while the building’s creative legacy lends an identity few properties can claim. Kylie Minogue, Jimmy Barnes, Paul Kelly, Archie Roach, Hunters & Collectors, Vance Joy and The Teskey Brothers are among the artists connected to Dundas Lane, also the birthplace of Frontier Touring. Now, it offers a chance to acquire, transform, and live amongst this impressive history, all within walking distance of Bridport Street Village, St Vincent Gardens, Albert Park Primary School, MSAC, Albert Park Lake, and the beach.
