Pass through the stone entry gates of Holly Farm and follow the maple-lined driveway as it winds towards a beautifully established lifestyle property set across approximately 9.1 acres. Combining sweeping valley views, warm and comfortable family living, equestrian facilities and gardens developed with care over many years, this is a property with an immediate sense of place.

The outlook is extraordinary, extending across the surrounding valley from virtually every corner of the property. This is a view that photographs simply cannot capture and one that shapes the experience of living here. With two living areas, three bedrooms, a study and two bathrooms, this home is warm and inviting. The ensuite and laundry have been recently renovated, and the home has Tasmanian oak floors throughout, with living spaces positioned to make the most of the views and the northerly aspect.

The living room opens directly onto an entertaining deck overlooking the valley an idyllic setting for morning coffee, afternoon drinks or long lunches. At the rear of the home, a sheltered outdoor dining area with a built-in pizza oven and BBQ provides another relaxed space for gathering with family and friends.

Year-round comfort has been well considered. Double-glazed windows throughout, a Nectre Mega wood heater anchors the lounge, supported by a heat exchange system that distributes warmth throughout the home. A Nectre Baker’s Oven wood heater adds warmth and character to the kitchen and living and dining areas, while ceiling fans provide summer comfort. A double garage and a machinery/wood shed offer further practical convenience.

For the horse enthusiast, Holly Farm offers a functional setup. Three double horse shelters, excellent fencing and thoughtfully designed facilities make daily care straightforward. The barn includes three lined stables and a dedicated feed and tack area, while an undercover float shelter provides storage. A 20mx15m red gum post and rail arena completes the facilities.

The land is divided into one large paddock and three smaller paddocks, all with shelter and water. The property backs directly onto Smokers Creek, which feeds the picturesque dam, with year-round water rights for stock use. Water security is a standout feature, with six tanks providing more than 200,000 litres of combined storage. Together with creek access, the dam and established paddock infrastructure this provides strong practical foundations for rural and equestrian living.

Energy resilience has also been thoughtfully addressed. A 5kW solar system and inverter, together with a substantial 21kWh Pylon battery provide added security during power outages. The garage has a further 2kW solar system and inverter, as well as a Soltaro single-phase EV charger with dynamic load balancing.

The established gardens are every bit as appealing as the infrastructure. A productive vegetable garden offers lemons, rhubarb, raspberries, blackcurrants, blueberries, quinces and more. Mature oaks, birches, magnolias, weeping cherries and an abundance of other established plantings create a beautiful setting that changes with the seasons.

There is a wonderful sense of permanence at Holly Farm a property thoughtfully established, carefully maintained and genuinely enjoyed. Here, a comfortable home, horse facilities, productive land, established gardens, dependable water and energy infrastructure, and a remarkable outlook come together with ease.

A property of this calibre and character is a rare find. Inspection is highly recommended to fully appreciate all that Holly Farm offers.
