Impressively located 600m each way to Lake Weeroona and the Bendigo Hospital, 95-97 Bridge Street presents an intriguing opportunity for property developers or business owners to be part of something special.

The property is comprised of two separate buildings on one 698sqm title operating as a successful mechanics garage. As the property is located within the General Residential zone it would be possible for an automotive related business or showroom to continue to operate under existing use rights, however, you may be interested in converting the space to professional or medical rooms to capitalise on the central location and proximity to the hospital (STCA).

The most exciting aspect of the property is the possibility of radically renovating the interior and converting the property into a huge home or multiple inner city apartments. A warehouse conversion of this type would result in sought after properties, unique to the Bendigo market.

The garage is currently defined into a shopfront with office space, a (dimensions) workshop with truss roofline, a secure storage area spanning the length of the building and a mezzanine studio apartment with kitchenette, bathroom and laundry facilities.

This is no cookie-cutter opportunity. It will take effort and creativity but potential rewards are there for you to reap.
