'Cobranette' is a substantial Southern Riverina farming enterprise encompassing approximately 874.2 hectares (2,159 acres)* in the highly regarded Caldwell district. Ideally positioned within the sought-after irrigation belt between Moama, Bunnaloo, Barham and Deniliquin, the property offers scale, productivity and water security in one of Australia's premier agricultural regions.

Combining significant scale, established irrigation infrastructure, productive soils, extensive water storage and practical improvements, Cobranette presents an outstanding opportunity for broadacre cropping, irrigated agriculture and mixed farming enterprises.

The property has a proven production history, supporting irrigated cotton and summer cropping programs together with wheat, barley and oats, demonstrating versatility across a wide range of agricultural pursuits and seasonal conditions.

Irrigation & Water Security:
A key feature of Cobranette is its established irrigation development, with approximately 528 hectares (1,305 acres)* serviced by two lateral move irrigators.

Infrastructure includes a 14-span TL lateral irrigator, operated by a six-cylinder John Deere diesel pump with GPS guidance, and an 18-span Bauer lateral irrigator, serviced by an Irritech six-cylinder diesel pump with buried guidance line technology.

The TL lateral irrigator is further enhanced by additional dropper lines and sprinkler outlets, providing efficient irrigation for summer crops while supporting strong winter cereal production.

Supporting the irrigation system are two substantial on-farm water storages with a combined capacity of approximately 200ML, together with a comprehensive recycle system designed to capture and reuse irrigation runoff. The storage infrastructure is serviced by a Lister Petter four-cylinder diesel pump and a recently installed 355mm inlet and outlet pipeline system.

The property also benefits from access to the Murray Irrigation Limited channel network via Caldwell No. 2 Channel, providing a long-established connection to one of the Riverina's most reliable irrigation districts.

The combination of irrigation development, significant on-farm storage and recycle capability delivers valuable water security and operational flexibility, supporting a diverse range of cropping programs and farming enterprises.

Productive Soils & Farming Versatility:
Cobranette comprises a diverse mix of highly regarded Riverina soil types, ranging from self-mulching clay loams through to productive Bunnaloo loams.

Across the property, soil profiles include lighter sandy and red loams, grey self-mulching loams and heavier clay country, particularly adjacent to the Deniboota Escape Canal. Scattered box timber enhances the property's character and natural diversity.

The varied soil profile, combined with extensive irrigation development and operational scale, provides flexibility for irrigated cotton, summer crops, cereals, hay production, grazing and broader mixed farming operations.

Improvements:
Cobranette is supported by a comprehensive range of residential and operational improvements, providing a strong foundation for ongoing agricultural production.

The circa-1960s four-bedroom brick veneer homestead includes a kitchen, lounge, living room, office, sunroom and laundry, together with a detached double garage. Services include septic, bottled gas and single-phase power, while approximately 210,000 litres of rainwater storage is located adjacent to the machinery complex.

Farm improvements include:
Large fully concreted machinery shed (36m x 15m)
Large hay shed (requiring repair following a previous shed fire)
8,500-litre diesel fuel storage tank
Location

Situated within the established Caldwell farming district, Cobranette enjoys convenient access to major agricultural service centres, grain handling facilities, livestock markets and supporting rural infrastructure throughout the Southern Riverina.

The property is located approximately:

Climate & Production Advantage

Caldwell experiences a warm semi-arid Riverina climate with long-term average annual rainfall of approximately 371mm. In an environment where seasonal rainfall can vary significantly, the property's established irrigation infrastructure, substantial water storage capacity and recycle system provide a distinct production advantage.

These key attributes support reliable and flexible farming operations, helping maximise productivity across varying seasons and commodity cycles.

The Opportunity:
