The Newlyn district is celebrated among agronomists and experienced farmers alike for the exceptional quality of its soils. Formed over millennia from volcanic activity across the Central Highlands, the basalt-derived loam at Forest Hill Road is among the most fertile agricultural land in Victoria. With a naturally high exchange capacity, excellent organic matter levels, and outstanding drainage balanced with moisture retention, these soils consistently deliver productive pastures and high-yielding crops season after season.

Complementing this fertile foundation is the property's established bore. Bore water in this region draws from well-recharged aquifers, providing a consistent and economical water source independent of rainfall. With rising water security concerns across rural Victoria, a functional bore is an increasingly asset - offering the ability to irrigate pasture, support stock water systems, fill header tanks, and sustain a kitchen garden or orchard with minimal ongoing cost.

Together, the combination of deep volcanic soils and a reliable bore make Lot 2 a genuinely self-sufficient rural holding - one that can support serious agricultural enterprise or provide the infrastructure for a sustainable, productive lifestyle block.
