Privately nestled beyond bespoke Sunshine replica wrought iron gates and locally milled Pyrenees timber posts, this remarkable 213-acre lifestyle property invites you into a world where nature and opportunity converge. A meandering 500-metre driveway leads to a hidden haven, thoughtfully developed to celebrate self-sufficiency, natural beauty and future potential.

At the heart of the property is a charming stone hut, handcrafted using materials sourced directly from the land itself. With a slate floor, soaring ceilings and a mezzanine-level loft, it captures panoramic views that stretch across undulating countryside, making it an ideal setting for a tranquil artist’s studio, a weekend retreat, or a character-rich bed and breakfast venture (STCA).

Beyond the hut, a large 100m x 30m Ranbuild shed—permitted for agricultural use—offers substantial infrastructure for both business and lifestyle needs. Amenities within the shed showcase beautiful craftsmanship, slate floors, recyled timbers, corrugated iron feature walls and hand-forged copper and brass fittings along with a wood fired Esse stove.

A 14m x 3m transportable cabin provides further self-sufficient accommodation, complete with a queen bed, wood heater and connection to the main solar system which comprises a 4.5kva with generator back up.

A 91-foot bore delivering crystal-clear, potable water—is tested and certified for human consumption. A windmill pumps to a 3,000L tank, supplying stock troughs and keeping the property’s dam consistently topped up. With three 25,000L poly tanks—two on the shed and one on the cabin—the owners benefit from a comprehensive, gravity-fed water system. In the wet season, natural gullies spring to life, and a gentle waterfall near the shed adds a rare beauty to the landscape.

The land itself is both functional and picturesque. Divided into two expansive paddocks, fully fenced and stock-proof, the property currently supports 40 head of Brahman cattle and 20 camels, with well-maintained cattle yards, a race, loading ramp and 9m x 9m stock shed. Over 100 acres of the land offer rich, chemical-free grazing, while the hilltops and bushland provide a scenic contrast. Well-formed laneways run from ridge to flat, ensuring easy vehicle access throughout.

Set against a backdrop of neighbouring bushland and farmland, there are no concerns of future overdevelopment. The property shares a boundary with state forest, unlocking direct access to an abundance of walking and riding tracks. A 3.2km gentle hike leads to 'The Pinnacle', where a 360-degree view of the surrounding ranges awaits—making this a prime destination for eco-tourism or wellness retreats (STCA).

The property is zoned RCZ (Rural Conservation Zone) Conveniently located just 20km from the thriving township of Beaufort, with schools, a hospital, IGA, eateries and essential services, this address offers rural seclusion without sacrificing accessibility—Ballarat and Ararat are around 65km away, and Melbourne or Geelong are within an easy 1.5–2 hour drive via freeway access.

Whether you're seeking a rural holding, a unique tree change, or the foundations for a boutique tourism venture (STCA), this exceptional property delivers rare potential in one of regional Victoria’s most picturesque locations.
