Light. Luxury. Volume. Privacy. This rear penthouse delivers all four on an extraordinary scale.

Completed in 2023 by award-winning APC Build and Evan Kamvissis Architecture, it occupies the most secluded position in a boutique collection of nine, with no direct neighbours beside, above or below.

Across 140sqm of interiors and 52sqm outdoors, the execution is uncompromising. Premium Woodcut flooring, black-framed double glazing and commissioned lighting by Melbourne artisans Alex Earl, Mark Douglass and Volker Haug lend the spaces a sharp, gallery-like finish.

The drama begins on arrival. Double-height windows rise through the soaring void, pulling natural light in from three sides and creating a breathtaking sense of vertical dimension. Living and dining flow around a kitchen planned for serious use, with stone benchtops, a wide breakfast bar, and Fisher & Paykel appliances, including a 90cm induction cooktop, externally vented rangehood, pyrolytic oven, dishwasher, and integrated fridge and freezer.

Double glass sliding doors open to a long rear terrace, and at the front, a second glass bank peels back in two directions, uncovering the north-facing showpiece: a wraparound alfresco zone beneath an automated louvred pergola, with inbuilt heaters, a Crossray infrared barbecue, a sink and a lush garden wall maintained by automated irrigation and fertilising. Open the louvres to the sun, close them when the weather shifts, and entertain here in all seasons. A robed bedroom and bathroom on this floor provide superb guest accommodation, complemented by a discreet European laundry.

Upstairs, a fitted office gives work a dedicated setting away from main living zones. The principal suite outclasses a conventional bedroom, with city views, space for a sitting area, a walk-in robe and a striking ensuite with feature tiling. The second bedroom also includes robes and its own ensuite. A skylight sits directly over each rain shower, giving the sensation of standing beneath open sky, while heated floors and towel rails complete the indulgence.

There is still one more reveal. Automated retractable stairs lead to the rooftop deck, where views stretch towards the city skyline and the bay.

Integrated Sonos ceiling speakers, extensive double glazing, Daikin ducted reverse-cycle air conditioning, and instantaneous hot water take care of the practicalities. A 6.6kW solar system with an 11kWh battery keeps energy use impressively efficient, while two secure car spaces and a substantial lock-up storeroom offer what apartment life rarely does.

Quietly positioned between the village and the bay, in Elwood's celebrated Golden Mile, this address places Ormond Road's restaurants and shops, the beach, the foreshore promenade and bus routes all within an easy walk.

This is not simply a penthouse with more room. It is architecture with presence, privacy without isolation, and outdoor living taken to another level.
